 Toluca Lake is a Los Angeles neighborhood located 12 miles north of downtown. It is also a private natural lake fed by wells that are maintained by the property owners that surround it. This article will cover what to expect when purchasing property in this neighborhood.


Toluca Lake Is A Real Estate Tract

It Has A Lower Walk Score


Toluca Lake is a neighborhood in Los Angeles, California. This neighborhood has 1950s-style homes and larger luxury homes. Its residential streetscape is dotted with palm trees and deciduous trees. Other notable residents of Toluca Lake include Bing Crosby, Bill Murray, and Frank Sinatra. Even Hilary Duff and Andy Garcia lived there until their deaths in 2011.


Some of the most well-known celebrities to live in Toluca Lake include Dorothy Lamour. The area is also home to Henry Winkler and Steve Carell. Octavia Spencer, the actress who starred in The Princess Bride, is also a resident. During lunch breaks, many film crews stop in for a bite.


In addition to Hollywood royalty, Toluca Lake is home to some of the best estates in Los Angeles. Many locals are aware of the movie stars that live in the area and have actively discouraged snooping. Other notable residents include the actor Sean aDiddya Combs, who recorded the sale of one of his homes in the area.


It Has Good Schools


Toluca Lake has good public schools, based on recent data from the United States Census Bureau's American Community Survey. The median number of days that a home spends on the market is 42. However, this number is down from last year. You can use the GreatSchools database to confirm the eligibility of your child for admission to a particular school. GreatSchools provides school quality information based on test scores, college readiness, equity data, and other factors.


For families, proximity to parks and playgrounds is also important. There are not many parks in Toluca Lake, but those that do exist provide good recreational facilities and shade in the summer months. There are several trails for hiking and biking in the area, which is another plus for Toluca Lake. This means that children can enjoy the outdoors and stay fit. This is a great feature for families who want to raise their kids in a good neighborhood.

In terms of housing, Greater Toluca Lake is a popular North Hollywood neighborhood with homes ranging from $450K to $29M. Home prices are rising 17.3% year-over-year. Last month, the median listing home in Toluca Lake was $1.5M, which is 9.99% higher than the asking price.
