The Benefits of Living in Shadow Hills, California

 

Shadow Hills is a small town located in Southern California. The population is just over 10,000 and consists of a mix of different races and cultures. The town has a small-town feel with plenty of shops and restaurants. It's also close to major cities like Los Angeles and Anaheim.


Homes Sell After 43 Days On Market


Home prices in Shadow Hills have increased 18.5% over last year, and it has taken an average of just 19 days to sell a Shadow Hills home. There were 11 sales in April 2022, indicating a somewhat competitive housing market. The median Shadow Hills home price is $1.21M, which is slightly higher than the median price in the Mojave. On the average, Shadow Hills homes sell for $493 per square foot.


There are many amenities in Shadow Hills. This active adult community offers golf, paddle tennis, bocce, and a fitness center. There are also several pools, social events, and clubs that residents can join. Unlike some other Coachella Valley neighborhoods, Shadow Hills is relatively affordable for buyers. If you are looking for an investment property or a permanent residence, Shadow Hills may be the right choice for you.


In Sun City Shadow Hills, homes are one level and range from 1,200 to 3,000 square feet. They typically have one to three bedrooms and two to two and a half car garages. Some of these homes include a den that can be converted to an additional bedroom or a golf cart garage. Schools Are Not In LAUSD


In an effort to provide its students with the same educational opportunities as other Los Angeles Unified School District students, the schools in the shadow hills community offer alternative learning. Shadow Hills Magnet Academy, a private school in Indio, has a dual-language program. Its counselor, Dr. Keisha Burns, was recently selected for the first School Counselor of the Year award. And principal Deborah Dolan of Walnut Hills High School was also named to the inaugural list.


There are a few options for daycare. If you work full-time, proximity to a childcare center is important. The childcare facilities in Shadow Hills, includes ABC Academy, Moran Family Child Care, Our Lil' Munchkins Day Care, Arminta Street Combination Children's Center, and Daily Care Center. For parents who work, there are urgent care facilities close by, including Mend Urgent Care and First Aid Urgent Care.


For parents who want to enroll their children in private schools, it is recommended to contact the school directly. The district is also working to provide free meals to all students during the 2021-2022 school year. However, this change in policy will only be effective if the schools in the neighborhood meet certain criteria. Shadow Hills High School in the desert-like Desert Sands Unified School District are accredited by the California Department of Education.


It Is A Semi-Rural Neighborhood


The name of this California community may give you an idea of the type of living you'll find here. Shadow Hills is a semi-rural neighborhood that spans 12 miles of mountain scenery. This area is a great choice for homebuyers looking for a rural setting, close-knit communities, and comfort foods. 


In the mid-1960s, the neighborhood's Property Owners Association organized to stop a Foothill Freeway offramp from tearing through the community. Originally, developers avoided the area because of its rocky terrain. Today, residents are dedicated to maintaining and preserving the neighborhood. In fact, they have fought development of the Foothill Freeway in the 1960s, and even sued the city for building a production studio in the neighborhood.


Although residents of Shadow Hills enjoy a slower pace of life, they are also close to many of the city's best jobs. The film studios of Walt Disney Studios and Warner Bros. are just 20 minutes away. Likewise, businesses that cater to the film industry are abundant. Quixote Grip & Lighting, Cineworks Lighting & Grip, and Dynamic Rentals all operate in the neighborhood.


It Is Close To Nature


For those who love to be close to nature, living in Shadow Hills is the perfect choice. This quiet community offers a variety of hiking, biking, and camping trails and is convenient to shopping, dining, and events in the greater Twin Cities area. Whether you're looking to live on the outskirts of the city or close to the city center, you can find the perfect Shadow Hills home in this peaceful community. It also offers easy access to the many attractions in and around the Twin Cities area, which includes downtown Minneapolis and St. Paul.


It Has A Lower Walk Score Than Los Angeles


In addition to being an extremely desirable neighborhood, Shadow Hills also has a low walk score compared to other areas in Los Angeles. The median sales price for single-family homes in this ZIP code was $670,000 in May, which was a 13.6% increase from the previous year. 


Even though walkability is not as important to wealthy enclaves, home prices tend to be higher in these neighborhoods. For example, in Orange County, each point raised increases prices by 0.02%. While that might not seem like a big deal, it is worth keeping in mind that each point of walkability in Los Angeles increases home values by 1.69%. As a result, the average price of a home in Orange County is higher than in Atlanta.


Despite this, Los Angeles has made great strides to improve walkability. Many of the city's neighborhoods have been redeveloped and now offer more pedestrian-friendly streets. Some neighborhoods, like the affluent Bel-Air neighborhood, have even been designated as a walker's paradise. And a walkability index is a good way to see how walkable a community is.
